Structured Cabling for New Builds: What to Plan Before the Drywall Goes Up
Learn what to run and where during the pre-wire stage of a new build, so your network, Wi-Fi, and cameras are done right before the walls close up.
If you are building a new home or a small commercial space anywhere around Hamilton, Burlington, or the surrounding GTA, there is one window that quietly decides how well your technology will work for the next decade. That window is the pre-wire stage, the short period after framing and rough-in but before the insulation and drywall go up. Once those walls close, every cable you wish you had run becomes a much bigger, messier, and more expensive job.
This guide walks you through what to plan, what to run, and where, so you can hand your builder or electrician a clear list before the drywall arrives.
Why the pre-wire stage is the cheapest time to do this
When the wall cavities are open, running cable is fast and clean. There is nothing to cut into, patch, or repaint. An installer can pull a dozen clean runs back to a central point in the time it would take to fish a single cable through a finished wall later.
Once the drywall is up, the picture changes completely. Retrofitting means cutting access holes, fishing cable through insulation and around blocking, patching, sanding, and repainting. In finished basements or two-storey homes it can mean opening ceilings or running unsightly surface conduit. The cable itself is cheap. The labour and the mess of doing it after the fact are what cost you. Planning now is simply the least expensive version of this project you will ever get.
What to run and where
The goal of structured cabling is simple: run quality cable from every spot that might need a wired connection back to one central location. For most homes and small offices, Cat6 is the sensible standard. Here is a practical starting checklist:
- At least one Cat6 drop per room, and two in living rooms, bedrooms, and any space likely to hold a desk or TV.
- Hardwired access-point locations for Wi-Fi, typically a ceiling or high-wall drop centrally placed on each floor. Wireless access points perform far better when they are fed by a cable rather than daisy-chained wirelessly.
- Camera runs to the eaves and entrances, front and back doors, the garage, and any blind corners. Running these to the soffit now saves you from ladders and guesswork later.
- Drops behind every TV location so streaming boxes, media players, and smart displays can run wired instead of fighting for Wi-Fi.
- Two or more drops in any home office, since a desk often needs a computer, a phone, and a printer all wired.
If you are unsure where something will go, run a cable anyway. An unused drop coiled neatly in the wall costs very little. A missing one costs a whole afternoon later.
Plan a central network panel or rack
Every one of those runs needs to come home to one place. Pick a central location for a network panel or a small rack: a utility room, a basement corner, or a dedicated closet works well. This is where your internet connection, switch, router, and any camera or VoIP equipment will live.
A few things make this spot work properly:
- Power. Ask the electrician for a couple of dedicated outlets at the panel location.
- Ventilation. Network gear runs warm, so avoid sealed, airless cupboards.
- Room to grow. Leave space for more equipment than you think you need today.
Getting this right keeps your equipment tidy, cool, and easy to service instead of buried in a hall closet.
Future-proof while the walls are open
The cheapest upgrade you will ever make is the one you never have to install twice. While everything is accessible, build in a little headroom:
- Run spare cable to likely future spots: an attic, a detached garage, a deck, a basement that is not finished yet.
- Install conduit on key pathways, such as from the network panel up to the attic or out to an outbuilding. Conduit is an empty pipe that lets you pull new cable through later without opening a single wall.
- Leave service loops, a few extra feet of slack at each end, so a drop can be moved or re-terminated without a splice.
These small steps are how a new build stays ready for the technology you have not bought yet, whether that is more cameras, a Starlink feed, or a future upgrade.
How to coordinate with your builder or electrician
Structured cabling is low-voltage work, and it needs to slot into the build at the right moment: after rough-in electrical and plumbing, but before insulation and drywall. A few habits keep everyone on the same page:
- Share your drop list and panel location with the builder early, in writing.
- Ask to be notified before insulation is scheduled, so the pre-wire is not missed.
- Keep low-voltage cable a sensible distance from electrical runs to avoid interference.
